About the Conference
Real Estate Crosscurrents: Cyclical Waves or Structural Tsunami?
The real estate industry stands at a pivotal juncture, facing unprecedented challenges and opportunities. This conference aims to dissect the complex interplay between cyclical fluctuations and structural transformations shaping the future of real estate investment.
As we navigate through economic uncertainties, technological disruptions, and evolving societal needs, understanding whether these changes represent temporary cycles or permanent shifts is crucial for industry stakeholders.

Keynote by Sabina Reeves
Sabina Reeves is Global Chief Economist and Global Head of Real Assets Research for CBRE Global Investors with full operational responsibility for the firm's strategy and research team and a specific role in selecting the economic scenarios and macro risk assessments that power the firm's real estate forecasts. Mrs Reeves is a member of the firm's Executive Committee, Global Investment Committee, and European and Global Leadership Teams.
Previously, Mrs Reeves served as Head of Research for the firm's EMEA region and the global quantitative team. Mrs Reeves joined the industry in 2001 and started working for CBRE Global Investors in 2008. Mrs Reeves was previously Chief Economist at IPD. Prior to IPD, she worked for Capital Economics, where she developed their UK residential and commercial property market analysis and forecasting service.
Mrs Reeves studied economics at Lincoln College, Oxford University, and is a member of the Society of Business Economists, the Society of Property Researchers, and the Investment Property Forum.
She is a Fellow of the Royal Institute of Chartered Surveyors.

Riding the Cyclical Waves
This panel will explore the current state of real estate capital markets as they enter a potential recovery phase from 2025. This session will explore the impact of falling interest rates and price discovery, the return of institutional investors to the market, and the growing competition between managers. Panelists will discuss the sectors attracting the most interest, such as living, logistics, and data centres and will address the balance between cyclical opportunities and long-term structural trends like demographic shifts and technological advancements.
Ajay Phull is a Managing Director, Real Estate, Europe for CDPQ.
Ajay has over 15 years of experience in real estate investment and has been responsible for formulating, leading, and executing investment strategies across the risk-return spectrum, including leading and growing platform/portfolio investments.
Prior to joining CDPQ, he was Vice President at Vanke, one of the world’s largest real estate investment and development companies. At Vanke, he was responsible for formulating a UK investment strategy and sourcing real estate investment opportunities. Prior to that, he worked at Brockton Capital, an opportunistic private equity real estate investor.
He began his career at PwC’s Real Estate Corporate Finance and Restructuring team, advising on complex structuring and restructuring transactions.

Anja Ritchie is a member of the real estate team. Prior to joining StepStone, Anja worked at Cara Investment GmbH, a Germany-based Family Office, where she was responsible for the firm’s Private Equity and Real Estate fund selection. Prior to that, she was a senior analyst alternative investments at Bank of Oklahoma after starting her career at ClearRidge, a boutique corporate advisory firm in the United States. Mrs. Ritchie holds a master’s degree in Management from HHL-Leipzig Graduate School of Management and a bachelor’s degree in International Business Administration from the European University Viadrina. Alexander van Riel is the Regional Head of Continental Europe for CBRE Investment Management's Indirect Real Estate Strategies business. Based in Amsterdam, Sander is responsible for the relationship and portfolio management of clients, investment sourcing, selection, and monitoring of investments in the EMEA region. He is a member of the Indirect Real Estate Securities Executive Committee and Investment Committee.
Sander has been in the European property investment industry since 1999. He began his current role in June 2006. Prior to joining CBRE Investment Management, Sander was an Analyst and Portfolio Manager at Achmea in Amsterdam and Aberdeen Property Investors in Stockholm.
Sander holds a master’s degree in Spatial Science from Rijks-Universiteit Groningen and is a CFA charter holder.

Nicholas Schiloff is the managing partner of Modal, a London based investment firm focusing on acquiring and managing Industrial Outdoor Storage assets across the UK and Europe. Nick co-founded Modal in 2023 and oversees the management of the firm with overall responsibility of investment, asset management and operations. Nick has over 15 years of real estate investing experience with previous roles at Blackstone and Hines, and has worked on over €13bn of public and private transactions across a variety of property types. Under his leadership, the Real Estate business has executed landmark transactions, including Europe’s largest regeneration project at the 67 acres King’s Cross, Europe’s largest life science facility at Milton-Oxford, the Silverstone High Performance Technology Estate, and city centre major regenerations at Paradise Circus Birmingham, NOMA-Manchester, Wellington Place-Leeds and Central Milton Keynes.
Chris is Chairman of MEPC, BTPS Director on King’s Cross Board, and a key advocate for the role the built environment can play as a conduit for both enhancing productivity and delivering positive societal and environmental externalities. Daniel Tomaselli is Manager of Global Real Estate Research and Strategy at Principal Real Estate. Martin is Chief Economist and Director of the Office of Economic and Risk Analysis at the Public Company Accounting Oversight Board (PCAOB), the regulator of audit firms, on secondment from his position as Professor of Finance, Economics, and Real Estate at the University of Oxford’s Saïd Business School and Director of the Future of Real Estate Initiative.

This panel will explore the growing integration of real estate and infrastructure investments, the drivers behind this convergence, potential synergies and risks, and how it’s reshaping investment strategies.
Mr. Zavodov is a managing director and portfolio manager in the London office, where he leads the European real estate equity team. Prior to joining PIMCO in 2020, he was a managing director in the merchant banking division of Goldman Sachs, focusing on investments in real estate platforms, real estate assets, loans and loan portfolios secured by commercial and residential real estate, and structured equity. He began his career at The Blackstone Group. He has 14 years of investment experience and holds a Ph.D. in financial economics from the University of Cambridge.

Paul joined Australian Super, working in the London office, in November 2020 and is responsible for Real Assets activity in the UK and Europe as well as being part of the global Real Assets leadership team. Since his arrival Paul has built out the Real Assets Team in London and overseen a range of investment activity including acquisitions of 50% interests Canada Water and M7 and the disposal on the CMK shopping centre. He also sits on the Boards of Kings Cross and Canada Water.
Paul has over 35 years’ experience in real assets investment, development and management. Previously he spent 13 years at The Crown Estate where he was the Chief Investment Officer and ran the strategy, investment, development and asset management teams dealing with €18.5 billion of assets. During his time there the teams he led were involved in around €11.6 billion of real estate transactions and completed over 2 million sq ft of new development. He also devised and led the creation of major partnerships with significant blue chip investors both in central London and around the UK. Prior to this Paul ran the real estate investment portfolio of the Church Commissioners.
Paul has also held various non-executive positions on unlisted vehicles and continues to contribute more widely to the real estate sector.

Matteo is a Managing Director in the Private Markets Division of L&G Asset Management and Head of Digital Infrastructure Investments. He is a member of the senior leadership team of the Private Markets division.
Matteo joined Legal & General Group in 2015 and is currently a Board Director of L&G digital infrastructure and data centre investment portfolio companies Kao Data and Project Coleman. He has led digital infrastructure investments at L&G since 2018. He previously led operational real asset investments and spearheaded venture and alternatives investments for L&G’s principal balance sheet. He has been a Board Director of and led Audit and Remuneration Committee’s across several other L&G investment portfolio companies. Prior to L&G, Matteo spent 10 years as an Investment Director at global infrastructure-private equity firm Terra Firma Capital Partners, focusing on Operating Real Assets, including TMT, Infrastructure and Real Estate.
